Sandcastle Beach Club, Fort Myers Beach, FL

EnviroStruct, LLC was charged with the daunting task of renovating the exterior of the property that I currently manage, the Sand Castle Beach Club. The Sandcastle was one of the original motels on Fort Myers Beach built in the late 1950’s and converted to a timeshare in 1980. The elements of Southwest Florida had taken their toll on the exterior over the decades.

EnviroStruct, LLC’s Project Management team developed a construction plan that allowed my property to remain open for business during the renovation. This resulted in a substantial savings to the resort. With an 100% occupied building and vacationer’s safety as a top priority I am happy to say no injuries occurred. When EnviroStruct, LLC completed I was left with a building that looks brand new and a group of over 1479 unit/ week owners with nothing but good things to say.

As a property manager for the last twelve years I have worked with many contractors and outside vendors, I have developed a short list of them that I can actually trust. I am happy to say that my experience with EnviroStruct, LLC has placed them at the top of my list, and I will welcome them on any future projects.

I am pleased to write this letter of recommendation for EnviroStruct LLC. In commercial real estate I am constantly in need of construction services and it’s crucial to have a strong relationship with a trustworthy general contractor. I’ve had the pleasure of working with Neil Simon and Steve McKenna jr on numerous projects over the past few years and would highly recommend them to any of my clients. No matter how big or small the job may be the outcome is always positive. They are two of the hardest working guys in the business and are 100% committed to providing the highest quality of service and construction. I look forward to any opportunity to work with EnviroStruct.

My Best,

Matthew W. Stepan, CCIM

Bud Korte

Chief Plans Examiner for City of North Port & Member of the San Pedro building committee

As a member of the Building Committee for San Pedro Catholic Church, I had the pleasure of working with Neil Simon and Steve McKenna jr. on the new construction of the 6000 sq ft Parish Family Center and renovation of existing Parish Life Center. From pre-construction design meetings to final completion & occupancy we were constantly impressed. The quality of construction, customer service, and organization was second to none.

They created an aggressive project schedule and had no problems completing it on time and under budget. From our first initial meeting we immediately felt part of a team and we loved that about working with Neil and Steve.

As Chief Plans Examiner for the City of North Port Building Department, I must say that these gentlemen presented plans and revisions in a timely manner for permitting, and had no problems during the inspection process.

The Hertz Corporation

I was tasked with building out a location in Bonita Springs to house up to 250 employees that would be relocating from the New Jersey area. Given a construction time-frame of 2 months to complete a full renovation and fit-out a 60,000 sqft facility, would require the help of the General Contractor/Construction Manager that was very hands on and had the mindset to take on this kind of challenge.

I reached out to numerous contacts around the area for General Contractor recommendations and the overwhelming response was to contact Neil Simon at Envirostruct. We met onsite to look at the space prior to signing the lease and I immediately knew the team that was present was the right one for this project. Ron Cernohous was the project manager and created an aggressive 2 month schedule which included working weekends and never looked back. The project was well managed, with solid subcontractors, and I was very impressed with the day to day operations.

Envirostruct is a true partner throughout the entire process. Their construction knowledge allowed them to bring potential issues to the forefront and never change ordered Hertz unless it was something additional we requested. We are currently working together on numerous projects throughout the state and they continue to provide exceptional service and turn out a great finished product. I look forward to a long working relationship with everyone at Envirostruct and would confidently recommend them.

Sr. Project Manager

Audubon Country Club

Our Rte. 41 Entry renovation is complete! On behalf of our Board of Directors it is timely to commend you for an outstanding job in bidding and managing this important project I was so pleased with our experience that I recommended to the Audubon Country Club board that they alk with you regarding the forthcoming major clubhouse renovation. The reasons for my recommendation that I gave to my club counterparts included the following:

  • Of the five bidders we had, yours was the lowest total by a significant amount.
  • Your bidding approach offered by far the greatest transparency so we knew how much of the project was subcontractor fees, what was your management fee and we could identifiable areas for cost reduction.
  • Before we signed a contract you met with us and value engineered out some costs that made the project more affordable.
  • You expressed a commitment to find cost reductions to offset the inevitable unpleasant surprises that surface in a renovation project You were able to stick by that commitment
  • I visited the site daily. It appeared to me that any day that a sub was working you would be on site. This enabled you to catch problems or subcontractor deficiencies and correct the issues immediately, resulting in a high quality project
  • You took care to keep the site looking as good as possible; so important for our main entrance. You made sure that the work in progress did not hamper vehicle traffic.
  • Invariably either you or Steve McKenna responded promptly to any questions or concerns raised by myself or our HOA manager Steve Pietrzyk.

The end result is a project that has drawn rave reviews from our homeowners. I would estimate the feedback has been 95% positive. In my decade of on and off Foundation involvement we have never had such a positive response from our very demanding homeowners.

I think you have a winning combination of a unique bidding approach, professional expertise and personal commitment. Borrowing from the Kia guy on tv. Let me predict Envirostruct is going to be Huuuuge in Southwest Florida.

Larry Baytos, President

Sutherlin Nissan of Fort Myers

Sutherlin Nissan of Fort Myers decided to contract with Envirostruct on the 13 acre site work project that consists of new storm drainage, re-grading & new asphalt, site lighting, 16 ft concrete sound wall, and new landscape throughout. Not only did Envirostruct win the competitive bid but it was quite obvious they put some time and thought into their approach to our project. Their phasing plan and scheduling has allowed us to maintain our daily operations which is critical, considering we are in the peak of the “Florida Season”. Construction is progressing as planned and we are extremely impressed and happy with our decision to go with Envirostruct. The two managing principals Neil Simon and Steve Mckenna are involved in the day to day operations, are always reachable, and take a noticeable pride in their work. We really feel like we are a part of their team and everyone is working towards the same goal. We look forward to the completion of the project, as the significant changes are going to make a big impact on our future business.

Engineering & Owner Representative Services

To whom it may concern:

Writing this letter of recommendation for Stephen McKenna Jr is just a small token of appreciation for all the hard work and dedication he showed while managing the new construction of the Germain BMW dealership in Naples, Florida.

As the Owners Representative for all the Germain Motor Company projects it was a pleasure working with a well rounded Project Manager that possesses the organizational office skills but more importantly an extensive field experience which was a refreshing trait. The 60,000 sq ft auto sales and service center was built on a 12 acre site and was completed ahead of schedule as well as under budget. Steve assembled a solid subcontractor team that performed to the highest standard and we were extremely impressed with the overall quality of the finished product.

We look forward to working with Steve again on future projects and would highly recommend him to anyone looking for an excellent project manager.

Best Regards,

Pelican Sound Golf & River Club

I would like to take this opportunity to provide you with this letter of recommendation based on the quality and timeliness of the Pelican Sound Golf and River Club Amenity Enhancement and Improvement project completed in January 2015.

Considering the size and scope of this over $6 million project and how it was phased in by us, the performance of your team was phenomenal. Starting with the group that presented your proposal to the people in the field, everything ran pretty seamlessly. The duo of Steve McKenna Sr. and Frank Stout worked well with the client and architect to make sure any problems that arose were handled in a professional and timely manner as to not slow down the construction process. They offered numerous ideas on how to improve the project or how to reduce some costs along the way while still providing a great finished product. Every timeline you presented, you delivered; even though many times during the process I asked Steve, “Are you sure we will make that?” Not only did we make it, we exceeded it. We also appreciated the honesty and integrity with which you dealt through changes along the way. As with any big project, the ebb and flow and unexpected things occur, as well as new ideas that help improve the project. Some of these have direct cost implications and some are just cosmetic. In either case, you gave valuable input and worked with us and your sub-contractors to minimize the costs of any of these change orders.

I can’t tell you how impressed our owners are that we completed the project, in a short 6 months, on-time and under budget. Many refer to the new River Club complex as the “Sandals resort” at Pelican Sound. I am happy that we made EnviroStruct the selection as our contractor for this project and we look forward to working with you on any future projects within our community. If I can help you by being available to discuss your company with future clients, please let me know.
